<p>Hall Park is a cornerstone of the Frisco community, and Urban Strategy has been involved since the project&#8217;s inception in 2017. The site was initially rezoned from Office to Mixed Use via a PD, then moved forward with planning and ultimately comprehensive design. This development includes several key buildings and a park, contributing to the vibrant growth of the area. Our team was involved in the infrastructure design including; storm, water, wastewater, electrical duct bank, and gas for the project along with the paving, grading, and detention design.</p></div>

<h3>Challenges Faced:</h3>




<p>The biggest challenge involved was working through a deed restriction on the property that was put in place by the USACE. This limited the developable area on site, but US worked with ownership to come up with a site layout that mitigated the negative impacts of the deed restriction and created the most efficient layout for immediate and future development.</p>

The development will feature <strong>100,000 SF</strong> of office space, <strong>500,000 SF</strong> of retail, and <strong>420 multifamily units</strong>, alongside <strong>3 acres</strong> of green space, creating a dynamic urban hub for McKinney. With <strong>600,000 SF</strong> of retail, dining, office, residential, and entertainment space, it will serve as a one-of-a-kind neighborhood destination.</p></div>

<p>The Citadel features small retail buildings managed by De La Vega. Urban Strategy’s role encompassed designing the infrastructure to support future pad sites, ensuring a seamless integration of services and utilities for this vibrant community hub. Additionally, Urban Strategy provided engineering services for the development of the Black Bear Diner and Retail Strip, as well as the Specs Liquor Store, further enhancing the commercial offerings and infrastructure of the area.</p></div>

<p>One of the major challenges involved with the project was designing the infrastructure based on a moving target. With large mixed used developments, site plans are constantly changing as new tenants come on board. US worked with ownership to provide a design that not only worked for the immediate development but also provided flexible options for the development of future phases.</p>
